Bottom line
The sleeper story is that basis of design completion by Q3 end is the real gate, not tenant acquisition; without it, they can't even properly negotiate. The market sees a Bitcoin miner with data center ambitions, but this is really a company burning $50M+ quarterly hoping to transform into something they've never been, while their core mining business loses network share. The binding constraint isn't power availability, it's credibility: why would a hyperscaler trust a Bitcoin miner with zero data center track record? Most revealing quote: 'We are not looking to build a site on spec', translation: they need tenant money because they can't self-fund. My view changes if they announce an LOI with a hyperscaler by Q3 earnings, otherwise this is a value trap.

The 30-second version

  • The sleeper: Data center basis of design completion by Q3 end is the real gate, not the lease
  • The obvious: Bitcoin mining cash cow funding a speculative data center pivot that's taking longer than expected
  • The red flag: Management stopped discussing specific tenant types and shifted to generic 'interested parties'
