Bottom line
The sleeper story is that IREN just revealed cloud economics are so superior to colocation that they're rejecting hyperscaler colo deals, with the Microsoft contract delivering 35% levered IRRs versus barely getting your equity back on typical colocation. The $9.7B Microsoft win validates their AI pivot, but they conspicuously stopped disclosing AI revenue (was $7M) and GPU utilization (was 48%) right when they should be showing acceleration. The binding constraint is actual GPU demand: they're committing $10B to 140,000 GPUs but won't say how full their current 23,000 are running. 'We're swapping an asset for a bond exposure' perfectly captures why they chose cloud over colo. My view changes if next quarter shows AI revenue above $50M or GPU utilization above 75%.

The 30-second version

  • The sleeper: Microsoft deal structure reveals cloud economics crushing colocation returns
  • The obvious: $9.7B Microsoft contract validates AI pivot
  • The red flag: Zero disclosure on existing GPU utilization rates
