Bottom line
The sleeper story isn't the third guidance raise, it's that AMT stopped disclosing new business in dollars the exact quarter it stepped down, telling you the percentage math ('~250bps contribution') is now doing the work the dollar figure used to do more transparently. The obvious headline, another guidance raise plus a $2B buyback bump, is really a thin $0.02 AFFO raise that Rod Smith admits was 'primarily reflecting share repurchase activity', not organic acceleration, while EBITDA guidance sat flat. The binding constraint right now isn't demand, it's execution timing: not all carriers are active at the moment, a services customer project delayed into Q4 and beyond, and CoreSite build timelines that are, in Steve Vondran's own words, 'a little bit difficult to accelerate'. My view changes if Q4 brings back explicit new-business dollar guidance (a sign the deceleration was transitory) or if the AT&T Mexico reserve stops growing past $70M, either would materially de-risk the thesis.

The 30-second version

  • They quietly stopped telling you the new business number in dollars
  • Third guidance raise of the year sounds great, but the raise is tiny and buyback-funded
  • Services delay and a growing Mexico reserve are the tells nobody's pricing in
