Bottom line
The sleeper story is DISH creating an irrevocable escrow worth $32-40M annually through 2036 arbitration while everyone obsesses over payment disputes. AMT just locked in guaranteed cash flow through August 2026 with full NPV upside if they win. The obvious headline is guidance raises and leverage improvement, but the real story is services revenue hitting 20-year highs signaling 2026 leasing acceleration. The binding constraint is CoreSite supply chain limiting their ability to accelerate development despite record demand. As Vondran said: 'We remain confident in the terms of our master lease agreement with AT&T Mexico and expect to prevail in the arbitration.' My view changes if application-to-commencement conversion deteriorates beyond the one customer timing issue they disclosed.

The 30-second version

  • DISH escrow structure creates 2036 NPV windfall if they win arbitration
  • Services revenue hitting 20-year highs signals 2026 leasing acceleration
  • CoreSite pre-leasing dropped to 6% as they burn backlog into revenue
