Bottom line
The sleeper story is SPG just executed an acquisition spree disguised as a JV cleanup - they got trophy malls at 8% cap rates while everyone chases data centers at 4.5%. The obvious headline is accelerating NOI growth, but the real constraint is that they're still 'not hitting on all cylinders' with Vegas tourism and border properties flat. David's most telling quote: 'We lasted 70 years. We're only going to work 3 days a week. We're going to create $12 trillion of value and people are going to go to the mall to shop because what else are they going to do?' That's either visionary positioning for an AI-driven leisure economy or dangerous complacency about retail disruption. My view changes if they start quantifying the tourism headwind or if sales metrics stay obscured next quarter.

The 30-second version

  • The TRG consolidation is really a ~8% yielding acquisition spree disguised as an OpCo buyout
  • NOI growth is accelerating despite being 'not hitting on all cylinders' - that's the real story
  • Traffic up 1.5% but they stopped giving quarterly retailer sales growth numbers
