Bottom line
The sleeper story is data center suppliers driving 10% of new leasing, doubling from last year as a structural demand shift everyone is missing. Yes, they delivered record leasing and raised guidance, but the 1200bps rent spread compression reveals geographic mix headwinds masking underlying pricing pressure. The binding constraint is power procurement - their pipeline actually declined 100MW despite 150MW of stabilizations, suggesting supply bottlenecks in their highest-return business. Dan Letter's mid-call margin correction from '25-50% better' to just '25-50%' was telling: 'I'd like to actually step back at this point and realize what we've done... but the pipeline we've built, the capabilities we've built.' Classic pivot when pressed on specifics. My view changes if they can convert more than 50% of that 1.3GW LOI pipeline to actual starts by year-end and if bad debt normalizes without crushing same-store growth.

The 30-second version

  • Data center suppliers now 10% of new leasing, doubling from 5% a year ago
  • Record leasing (64M sq ft) but rent spreads compressed to 32% from 44% last quarter
  • Data center margins quietly corrected from '25-50% better than logistics' to just '25-50%'
