Bottom line
The sleeper story is that Blue Owl has morphed into a real estate/infrastructure company while everyone's distracted by BDC noise, with real assets pulling 60% of new equity and growing 25% annually. The obvious headline about BDC stabilization masks that direct lending deployment has completely stalled at 'net zero,' meaning the $31B of dry powder isn't translating to fee growth anytime soon. The binding constraint is deployment capacity in a dead M&A market, not fundraising. Marc admitted: 'The overall M&A environment is fairly tepid right now.' My view changes if they show positive $2B+ quarterly net deployment in direct lending or if real assets deployment stumbles.

The 30-second version

  • Real Assets is quietly eating the company while everyone obsesses over BDC redemptions
  • BDC redemptions down QoQ but the real story is institutional money flooding in
  • Management stopped giving specific net deployment targets and started saying 'net zero' for direct lending
