Bottom line
The sleeper story is that GRBK is morphing into a spec builder (Trophy at 70% of lots) at the worst possible time, cannibalizing their own premium brands while pretending it's strategic. Yes, they delivered record Q4 homes, but they bought that volume with 10.2% incentives that crushed margins 490 bps YoY. The binding constraint is simple: they have no pricing power in any segment, forcing them to trade margins for volume to absorb their 37,000 lot inventory commitment. Most revealing quote: 'We can view our spec inventory a lot differently than our low-margin peers' when they ARE becoming a low-margin peer. My view changes if February order strength translates to reduced incentives in Q1, but I doubt it given their inventory burden.

The 30-second version

  • Trophy's spec-only model is cannibalizing their higher-margin builders while management celebrates 'record' volumes
  • Record Q4 deliveries mask a deteriorating margin story: gross margins down 490 bps YoY to 29.4%
  • Management changed the definition of 'lots controlled' mid-stream to inflate the metric by 7,000 lots
