Bottom line
The warranty reversal is this quarter's sleeper story: without that $4.8M gift, gross margins hit 30.2%, breaking their 30% threshold for the first time in 10 quarters. The record orders headline is fool's gold when it takes 8.9% incentives to achieve 2.4% growth. The binding constraint is their Trophy concentration: 70% of lots targeted at entry-level buyers who are most rate-sensitive, explaining why incentives are exploding. Management's claim that 'we believe we are well positioned' rings hollow when Houston slipped 6 months and cost saves reversed. My view changes if mortgage rates drop below 5.5% sustainably, but even then, the margin story is broken.

The 30-second version

  • Warranty reserve reversal masks deeper margin erosion; actual gross margins down 250bps not 160bps YoY
  • Record Q3 orders of 898 required highest incentives ever at 8.9%, up from 6.1% last year
  • Houston expansion timeline slipping: 'spring selling season' vs 'fall grand opening' promised in Q2
