Bottom line
The sleeper story is that Equinix has now run the same playbook twice, using a large one-time or quasi-one-time item (Ampton's $120M fee in Q2, At North's $31M equity contribution in Q3) to keep the AFFO/share headline pinned at a flashy 18%, while the organic number quietly disclosed this quarter is only 12%. The obvious headline, record $533M bookings up 35% and capacity delivery running 40% ahead of plan, is real and durable, but the binding constraint has shifted from demand to balance sheet discipline: net leverage jumped from 3.6x to 4.1x in a single quarter even as management insists on only a 'modest leverage increase.' The most revealing moment was Olivier Leonetti's flat refusal to quantify where stabilized recurring revenue growth could head: 'I'm not going to go to the details of the various levers, and we'll come back to you when these numbers need to change', a direct pivot away from unit economics into vision language. My view changes if next quarter's AFFO/share print requires another deal-driven adjustment to hit double digits, if net leverage crosses 4.5x, or if churn suddenly ticks up in a way that correlates with the newly disclosed 'selective churn' strategy.

The 30-second version

  • The 18% AFFO/share headline is a two-quarter-running deal-income illusion
  • Record $533M bookings and 35% growth is real, but leverage is doing more work than the 'low leverage' narrative suggests
  • Churn guidance hasn't moved in two quarters despite beating it every time, and a new 'selective churn' lever just appeared
