Bottom line
The market will fixate on the $14M surprise charge-off and the provision miss, but the sleeper story is that reserve coverage actually fell to 1.17% from 1.21% in the exact quarter credit got worse, a bet that these two credits were purely idiosyncratic rather than a sign of building stress. The binding constraint right now isn't loan demand, Jim is bullish on pipeline and reaffirmed mid-single-digit growth, it's credit underwriting discipline and court-system timing on a legacy OREO book that keeps slipping: 'it's extended longer than I would have imagined' is a direct admission that management's own visibility here is worse than advertised. Watch the allowance ratio and the OREO dollar figure next quarter; if coverage doesn't rebuild and the $46M under-contract OREO balance doesn't reappear with a closing date, this quarter's credit story wasn't a one-off. My view changes if Q3 shows the allowance ratio climbing back above 1.20% and at least one of the seven Southern California properties actually closes with cash in hand.

The 30-second version

  • Reserve coverage is shrinking right after a credit shock, that's the tell nobody's flagging
  • Headline is the $14M credit surprise, but the real story is a double fee-income miss from chasing a dead deal
  • The OREO promise that was supposed to be resolved this quarter wasn't, and management now admits it's taking longer than expected
