Bottom line
The sleeper story is take rate expansion disguised as 'fee simplification' - over 25% of listings migrated to single service fee structure is hundreds of millions in revenue upside that nobody's modeling. The obvious headline is the guidance raise and 18% revenue growth, but the real story is they've built a capital-light acceleration machine through Reserve Now Pay Later (20% of GBV), AI productivity gains (60% code generation), and geographic diversification (expansion markets growing 2x core). The binding constraint isn't demand - it's their deliberate choice to stay boutique-only in hotels and measured rollout of AI features. Brian's most revealing quote: 'We believe that over the next year, you can see a lot of innovation around AI search, AI-native interfaces... I think not only can we solve this for home sharing, I think we can solve it for all parts of travel.' My view changes if hotel strategy expands to brand chains (massive TAM unlock) or if AI search gets a firm timeline beyond 'exploration mode.'

The 30-second version

  • SLEEPER STORY: Take rate stealth expansion through fee restructuring
  • Hotels scaling faster than anyone realizes, but supply constraints are the real story
  • Reserve Now Pay Later is a brilliant float play disguised as a product feature
