Bottom line
The sleeper story is PSA finding $432M in unfunded development and 14,000 offline units at NSA that weren't in original synergy math, representing real incremental NOI nobody's modeling. Yes, move-in rates turned positive, but it's entirely coastal markets while Sunbelt remains a disaster with Tampa down 10% NOI. The binding constraint is Sunbelt market recovery, now pushed to 2027 at earliest, which caps near-term growth regardless of operational improvements. Most revealing quote: 'Sunbelt markets still expected to be in negative territory as we finish 26 and head into 27.' My view changes if Sunbelt occupancy inflects positive in Q3.

The 30-second version

  • NSA integration revealing $432M in unfunded development opportunities nobody's pricing in
  • Move-in rates turned positive (+1.6%) for first time since 2021, but it's all coastal markets
  • Churn down 80% year-over-year but they won't give us the actual number
