Bottom line
The sleeper story is that Kilroy's headline leasing blowout is being built on a deteriorating mix: the SNO pool's ABR premium fell from 30% to 22% and its triple-net share fell from 86% to 78%, even as the dollar size grew. The obvious headline, record spreads and leasing volume, is real, but the binding constraint is conversion, not demand: KOP2 has produced two straight quarters of 'well beyond LOI stage' language and zero signed leases, and a KPI that looked great last quarter (27.9% retention) simply vanished from this quarter's script. Management's own words tell the story: on KOP2, 'while there weren't KOP2 executions in the third quarter, things have continued to move at a really healthy pace', confidence without conversion. My view changes if KOP2 produces actual signed square footage next quarter, the retention ratio reappears with a strong number, or the SNO pool's quality metrics stabilize rather than continuing to erode.

The 30-second version

  • The SNO pipeline is growing in dollars but shrinking in quality
  • Record leasing quarter, but the flagship project is all talk, no signatures
  • Retention ratio vanished and the CFO exit got the corporate euphemism treatment
