Bottom line
The market will trade this as a blowout quarter on record $855M leasing and a raised guide to $8.30-$8.35, but the sleeper story is that Core FFO growth decelerated from 14% to 11% YoY and fell sequentially in absolute dollars, while commencements missed management's own guided Q3 pace by roughly $80M. The binding constraint here isn't demand, which is clearly overwhelming, it's conversion: delivery timing, leverage now at 5.2x versus a 4.7x trough last quarter, and continuous reliance on fresh capital raises ($3.5B in weeks) to fund a $22B pipeline. The most telling line of the call might be the throwaway answer on industry-wide development delays: 'Yes, there's always here and there a delay', offered with zero specifics despite the premise of the question being widely reported industry strain. My view changes if next quarter's call restores fee income and promote income disclosure with real dollar figures and shows commencements catching up to the originally guided schedule; if those stay dark again, this becomes a disclosure-quality story, not just a growth-rate story.

The 30-second version

  • Core FFO growth is quietly decelerating under the record-bookings headline
  • Record $855M leasing quarter is real, but the commencement engine is lagging the plan that was supposed to convert it to cash
  • Two previously-detailed revenue levers, fee income and promote income, vanished from the call entirely
