Bottom line
DLR is transforming into an asset-light fee machine through promotes and Columbia, but they're sacrificing disclosure quality to maintain the growth narrative. The market sees record bookings and raises; I see disappeared metrics and 37% speculative development that could crush margins if AI demand moderates. Those 66.7% renewal spreads in Singapore aren't sustainable, they're one-time windfalls in supply-shocked markets. Management said 'we definitely see a healthy opportunity to reprice our contracts going forward on a regular basis' but that's not how step-function repricing works. My view changes if they return to full disclosure and prove ServiceFabric monetization.

The 30-second version

  • The fee income transformation is the real story: promotes and Columbia Capital create an asset manager disguised as a REIT
  • Record renewal spreads of 25% (66.7% on hyperscale!) signal pricing power nobody's modeling correctly
  • They stopped disclosing interconnection revenue as a percentage of total while claiming record interconnection growth
