Bottom line
The sleeper story is capital structure, not leasing: Alexandria quietly cut its 2026 disposition target by roughly $1 billion, from $2.9B to a $1.9B midpoint, plugging the gap with a $1 billion junior subordinated notes deal at 7.25% that management itself says 'reduces our 2026 target for asset sales'. The obvious headline, best leasing quarter in seven, is real, but it's being driven by advanced technology backfill and existing-tenant renewals rather than a genuine biotech recovery, with public biotech leasing collapsing to 1.1% of volume from 5.8% last quarter. The binding constraint is converting 1.3 million square feet of already-signed leases into actual occupancy on a roughly nine-month lag (average commencement June 2027), while 2027 same-property NOI stays negative and impairments nearly tripled to $638 million with more flagged as likely. The most revealing moment of the call wasn't in the prepared remarks: it was Peter cutting in mid-Q&A to say, 'There is no guarantee, just to be clear... That is not true', directly contradicting the prior framing of the Campus Point JV terms. My view changes if next quarter shows a transparent, like-for-like leverage disclosure (the 'seven times' metric needs to reappear) and the disposition target stops moving.

The 30-second version

  • The disposition target quietly shrank by $1 billion and nobody asked why
  • Leasing beat the headline, but the quality underneath is softer
  • A metric vanished and a comparison base got quietly restated
