Bottom line
The sleeper story is leverage, not leasing: Q2 leverage printed at 7.0x, up from 6.8x in Q1, even as management reaffirms an unchanged 5.6x-6.2x year-end target that now demands a steeper two-quarter deleveraging dependent entirely on a disposition program whose completion date has already slipped from August to September. The headline 1,039,000 sf leasing 'beat' is real but is increasingly an advanced-technology story (OpenAI, lower-yield infrastructure tenants) rather than a life-science recovery, with public biotech still stuck at 5.8% of volume against 21% of the rent roll. The binding constraint is capital: dispositions, not demand, are gating everything from leverage to capex to occupancy guidance. The most revealing moment of the call was Peter's unscripted admission on the JV process: "We thought we'd be further along by now when we talked at different investor conferences", a direct concession that execution is behind management's own prior framing. My view changes if Q3 shows the September disposition date actually holding and leverage printing a clear sequential decline toward 6.x; if either slips again, the 5.6-6.2x year-end target becomes the next broken promise.

The 30-second version

  • Leverage is moving the wrong way while everyone cheers the leasing 'beat'
  • The 1,039,000 sf leasing 'beat' is an advanced-tech story, not a biotech recovery
  • The tenant wind-down reserve just disappeared, right as a $222.5M impairment hit the books
