Bottom line
The sleeper story is that AFFO/share growth quietly decelerated from 6.6% to 3.8% YoY while the company raised full-year guidance by only two cents, a move the CFO himself attributed to 'timing' and de-risked capital markets execution rather than operating acceleration. The obvious headline, a $10B investment guidance raise, obscures that quarterly pro rata deployment actually fell 19% sequentially to $2.1B, meaning the real binding constraint is the back-half execution gap between guidance and run-rate, not demand. Management's own words on the two areas investors should press hardest, data center residual risk and new-client recapture, were notably evasive: 'we're not going to go into the details' and a scramble for numbers on recapture rates in real time. My view changes if Q3 pro rata investment volume reaccelerates meaningfully above $2.5B and the sourcing funnel (close rate, relationship %) disclosure returns; absent that, this quarter reads more like a confidence-preserving guidance nudge than genuine acceleration.

The 30-second version

  • The guidance raise is a timing story, not an acceleration story
  • Investment volume guidance went up while quarterly deployment went down
  • Two disclosure metrics quietly vanished: sourcing conversion rate and relationship-driven %
