This isn't your typical REIT turnaround story - MAC is systematically executing a 5-year transformation with measurable milestones, not just cutting costs and hoping. The Crabtree acquisition proves the playbook scales beyond their core portfolio: buy at 11% cap, deploy their leasing platform, drive 74% to 90% occupancy. Jack Hsieh's money quote: 'We have 3 million square feet of signed leases, 2 million square feet of leases out...and 2.3 million square feet of LOIs. That's 8 million square feet of opportunity.' The binding constraint is asset sale timing creating FFO volatility, which explains no guidance yet. My view changes if SNO pipeline conversion slows or if they can't execute the remaining $800M in dispositions by end of 2026.
The 30-second version
- The retail landlord moonshot: They're actually executing on a 5-year transformation
- Crabtree acquisition proves the playbook scales beyond their core portfolio
- Asset sale execution removes the balance sheet overhang but creates near-term FFO headwinds
