Bottom line
The sleeper story is WiFi retrofits quietly building a $5M NOI engine that no one's talking about - this is real margin expansion hidden in plain sight. The obvious headline is supply pressure easing, but the binding constraint is actually lease-up velocity on new developments taking a year longer than expected. Brad Hill's most revealing quote: 'We're trading at a sizable discount persistently. We really have not done that in a long, long time' - hence the first share buyback since 2001. The development pipeline at 6%+ yields looks compelling for 2027-28 earnings, but near-term FFO will be pressured by refinancing headwinds and slower stabilization. My view changes if lease-up velocity doesn't improve by summer leasing season or if they start cutting the development pipeline to fund more aggressive buybacks.

The 30-second version

  • The WiFi sleeper story: $5M NOI run rate quietly building
  • Development pipeline hits $932M but lease-up timeline extends another year
  • First share buyback since 2001 signals management thinks private market dislocation is temporary
