Bottom line
The sleeper story is ResiBuilt - for around $100M, they bought operational control over 1,000+ annual BTR units with 2,000+ starts contracted, shifting from price taker to price maker just as supply pressures moderate. Everyone will focus on the obvious new lease weakness (-4.1%) vs renewal strength (4.2%), but the binding constraint is supply absorption timeline in Florida/Texas/Arizona markets where they're biggest. Dallas was surprisingly confident on regulatory discussions calling them 'pretty collaborative,' but Jon quietly tucked $0.02 of advocacy costs into guidance. The margin math is concerning: mid-2% revenue growth guidance vs 3-4% expense growth assumes spring leasing acceleration that January's 1.5% blend doesn't yet support. My view changes if March-April leasing spreads hit 2%+ and demonstrate the seasonal recovery they're betting on.

The 30-second version

  • ResiBuilt acquisition is the sleeper story - they bought operational control over BTR supply for $100M+
  • Renewal strength (4.2% growth) masking new lease weakness (-4.1%) as guidance implies further margin compression
  • Expense guidance jump to 3-4% vs 2.6% actual creates AFFO headwind they're not emphasizing
