Bottom line
The sleeper story is Blackstone's transformation into the infrastructure bank for hyperscalers, with the $35B Broadcom deal proving they're now too big for public markets to compete with. Yes, data centers are exploding in value, but the binding constraint is their refusal to quantify the bleeding at BCRED while claiming victory. Gray's admission that redemptions are 'down materially' while refusing to state a number tells you everything. My view changes if BCRED returns to net inflows or if they provide actual utilization metrics on their data center empire.

The 30-second version

  • The $35B Broadcom AI compute deal signals Blackstone's quiet transformation into THE infrastructure bank for hyperscalers
  • Data center portfolio exploded from $130B to $185B in just six months while the Street still models this as a REIT play
  • BCRED redemptions 'down materially' in Q3 but management stopped disclosing the actual percentage
